Unsuspected Leak Points for Toilets, Sinks, & Faucets

Toilet Leaks and Sewer Gas Smells – when a toilet is mounted on the floor, it “connects” to the sewer only by sitting over the sewer pipe. A flange on the bottom of the toilet is sealed to the sewer pipe only with a thick wax ring. If the sewer pipe flange isn’t properly installed (too low, tilted), or the wax ring gets damaged during installation, it can leak sewage (Yuck!) and sewer gas into the room. A typical simple fix is to just install a new ring, or alternative wax ring that is either oversized, taller, or has a plastic adapter piece built into the ring.

Sink Leaks – when a sink is installed, the part that connects the sink to the drain line is called the strainer body (like in a kitchen sink / garbage disposal) or tailpiece like for a bathroom sink. Plumbers use a flexible plumber’s putty to seal the space between the sink body and the strainer body or tailpiece. Sometimes this putty will dry out over decades, or due to chemicals used in the sink, vibration, and temperature changes. Small leaks may develop many years later. A simple fix is to remove the parts and install new putty.

Faucet Leaks – moveable faucets, like a kitchen faucet, are prone to leaking over time in the moveable joints. The joints contain rubber washers that wear due to use or hard water corrosion wearing on the metal parts and washers. Another problem may be “stretched” joints due to use, or excessive stress on the faucet. A simple fix may be to clean the joints and replace the washer, yet sometimes a new faucet is needed because of corrosive metal pitting, or metal joint “stretch” that a washer can no longer prevent the leak.
